Understanding the Form 1 and Cooling-Off Period

​

Under the Land and Business (Sale and Conveyancing) Act 1994, the Vendor must provide a Form 1 (Vendor’s Disclosure Statement) to the Purchaser. This document includes important information from the Vendor, Council, and Government Departments about the property. Your cooling-off period starts once the Form 1 is officially served, giving you two clear business days to reconsider and potentially withdraw from the Contract. If you're unclear about the start date of your cooling-off period, contact the Real Estate Agent. It's crucial for us to review the Form 1 during this time to advise on any implications or issues with the property.

Our No-Charge Review Policy

​

We offer a no-charge review of your Contract and Form 1 as part of our all-inclusive Conveyancing fee, which is payable at settlement. If you decide to 'cool-off' and not proceed with the purchase after our review, you won't be charged for the time spent.

 

Buying at Auction

​
